These terms govern your use of unclebobsny.com and stays at Uncle Bob's century-old cottage (6 rooms, shared and en-suite as described on Stay). By booking or using the site you agree to them. If you do not agree, please do not book. Stay

1. Bookings & Rates

• Live availability and board pricing via ReservePort. Occupancy and inclusions as per room pages.
• A booking is confirmed only on receipt of confirmation from ReservePort/us and, where required, deposit/payment via Pesapal. Verbal holds are not confirmed.
• We may correct manifest pricing errors and contact you before confirming.

2. Payment, Deposits & Cancellation

Specific deposit, cancellation and refund terms are shown at checkout for your dates/board and in your confirmation email. They form part of these terms.

• Unless otherwise stated at checkout: cancellations 14+ days before arrival incur no charge; 7–14 days forfeit deposit; <7 days / no-show forfeit full stay. Full-cottage buyouts and wedding blocks may carry bespoke terms.
• Refunds, where due, go to the original payment method within 14 business days.
• No-shows, early departure or curtailment due to weather/travel disruption are not refundable unless stated.

3. Stay Rules

• Check-in/out as per confirmation (typically 14:00 / 10:00). ID may be required.
• Max occupancy per room as listed; extra beds only as confirmed. Parties/events only as booked (e.g. weddings 40–80 pax).
• Working organic shamba, farm animals, river valley terrain. Follow staff guidance, supervise children, no swimming in undesignated areas.
• Smoking only in designated outdoor areas. Quiet hours after 22:00. Damage or excessive cleaning may be charged.

4. Farm, Wellness & Activities

Cycling, farm walks, forest bathing, yoga and other activities are at your own risk; outdoor conditions vary. Follow guide instructions. We may cancel an activity for safety/weather and offer an alternative where possible.

5. Weddings & Events

Garden/valley venues and barn tables are subject to separate event agreement covering pax, catering, corkage, music curfew and reinstatement.

6. Website & Content

Site content (text, photos by P for Pictures where noted, marks) is owned by us or licensors and may not be copied without permission. We aim for accuracy but do not warrant error-free availability; the site is provided “as is”.

7. Liability

To the extent permitted by Kenyan law, we are not liable for indirect loss, loss of enjoyment, or events beyond reasonable control (weather, strikes, government action, third-party provider failure). Nothing limits liability for death/personal injury caused by our negligence or fraud.

8. Privacy

Use of personal data is governed by our Privacy Policy. reCAPTCHA and Maps are governed by Google's terms.

9. Governing Law

These terms are governed by the laws of Kenya. Disputes are subject to the courts of Kenya, with prior good-faith negotiation via info@unclebobsny.com.
